ALR - Land Exclusion Applications

  • Initial research assessment of subject lands being thought for removal.
  • Initial consultations with all affected authorities
  • Gathering of material and information forming the basic reason and evidence accompanying the application
  • Making the application
  • Attending board hearings and giving verbal evidence and reason for the removal of the lands out of the ALR
  • Keeping clients abreast of progress

All consulting work is performed on an hourly basis, as each application will differ. Clients will need to give authorization to proceed with each stage, or instruct a "stay" to the process. NAMREX will engage outside expertise when required.

Project or Business Analysis

Before investing in land or a business it is essential to go through stages of "Due Diligence" to determine if it is a worthwhile investment.

We provide initial short form analysis to detailed spreadsheet analysis. This type of information is needed before any lender or financer agrees to supply financing and before a purchaser will sign a purchase agreement.

Rezoning Applications

Before land can be put to its best use, you must determine what present and future uses are permitted. Municipal or regional government bylaws will show present uses. Official community plans(OCP) will indicate future permitted uses.

Rezoning increases the value of a property while also increasing the usability for a more valuable development than its present state.

We are experienced in identifying land which can be rezoned to a specific use. Residential property owners may wish to find out if rezoning their property is possible and if rezoning will give it a greater value.

Variances can be used to increase the value of your property without changing the zoning. Knowing when this can be applied will usually save more than just money.

Providing all the information about the property, such as, income statement, state of repair, availability and adequacy of services, replacement reserves, future potential, outstanding repair orders, zoning compliance, land use contracts, registered encumbrances, liens, easements, right of ways, to an interested investor will make a sale easy. Tax Assessment Appeals

Wondering if you are paying more taxes than you should?

We all have to pay taxes but if we pay more than the next person for what we perceive to be the same thing we should make it known to the taxing authorities. These questions can help to determine if you are paying too much.

  • Is your property developed to its highest and best use?
  • Are you being taxed on the property value as assessed, or on the income stream it produces?
  • What state of repair are the improvements and land in?
  • What are the services to your property?
  • What encumbrances are registered against your land?
  • Does the land have further development potential?

Sometimes an independent appraisal will help to answer the above questions.

Appealing the assessment will force the assessment authorities to explain what they have based their evaluation on. Many appeals never go to a hearing but are settled by agreement with the assessors. The cost of testing an assessment against potential savings over many years, may be worth it.
